A mezzanine floor is the fastest, cheapest way to double the usable floor area of a UK warehouse or industrial unit without the cost, planning and lead time of a building extension. UM Storage Systems designs, manufactures and installs mezzanine floors for storage, production, packing, retail back-of-house and office use across the UK.
Every mezzanine project is delivered as a single turnkey contract: structural design, Building Regulations submission, fire protection, lighting, balustrade, staircases, goods lifts and racking integration are all delivered and signed off by one accountable contractor.
Storage, Production and Office Mezzanines
Storage mezzanines are typically loaded to 4.8 or 7.5 kN/m² and are widely used for archive storage, parts holding, e-commerce pick faces and back-of-store stock. Production mezzanines carry heavier point loads and vibration and are engineered with stiffer column grids and reinforced decking. Office mezzanines are loaded to 2.5 kN/m² and finished to commercial office standard.
Whatever the use, the structural principle is the same: a steel column and beam grid supported on engineered base plates, with composite or chipboard decking and a perimeter handrail or partition. Our designs accommodate sprinkler systems, fire alarms, mechanical services and racking integration from day one.
Building Regulations and Fire Protection
Almost all UK mezzanine floors require Building Regulations approval and, in many cases, planning consent for change of use. UM Storage Systems handles the entire process — structural calculations, Approved Document B fire compliance, escape route design, building control liaison and final certificate.
Fire protection is delivered through intumescent paint or boarded encasement to columns and beams, fire-rated decking where required, and engineered escape routes with fire-rated staircases. We work to current edition Approved Documents A, B, K, M and Q as standard.
Goods Lifts, Pallet Gates and Conveyors
Mezzanine access is delivered by a combination of staircases (escape and routine), goods lifts (pallet, mezz or scissor) and pallet gates. We supply and install all three as part of the turnkey package, integrated with the mezzanine structure and the warehouse fire strategy.
Conveyor and chute systems can be designed into the deck for high-throughput e-commerce operations, allowing pick-and-pack flows to operate seamlessly across multiple levels.
CDM, Installation and Handover
All mezzanine projects are delivered under CDM 2015 with UM Storage Systems acting as Principal Contractor. Method statements, risk assessments, pre-construction information and an O&M manual are issued as standard.
Installation is carried out by directly employed CSCS-certified crews. Handover includes structural calculations, Building Regulations completion certificate, electrical certificates and warranty documentation.

Do I need planning permission for a mezzanine?
Building Regulations approval is required in almost all cases. Planning permission is sometimes required for change of use or where the mezzanine exceeds 50% of the existing ground floor area. We handle both submissions on your behalf.
How long does a mezzanine installation take?
Typical 200-500m² storage mezzanines install in 1-3 weeks once the steel is on site. Office and production mezzanines take longer because of fit-out and services.
Can I add a goods lift to my mezzanine?
Yes. We supply and install pallet lifts, mezz lifts and scissor lifts as part of the turnkey package, including the lift pit, electrical supply and Building Regs sign-off.
Is fire protection included in the price?
Always. Every UM Storage Systems mezzanine quote includes Approved Document B compliance — intumescent paint, fire escape routes, fire-rated doors and any required sprinkler interface.
